Lot values generally run $140–$160 per square foot, depending on location, deed restrictions, and lot size — the larger the lot, the lower the price per square foot tends to run.

There are dozens of subdivisions within these neighborhoods, each with its own deed restrictions, so what’s allowed varies by address.

Primarily location. With dozens of subdivisions in the area, moving a block or two in any direction can make a significant difference in value.

Very walkable to Rice University and Rice Village; somewhat walkable to the Texas Medical Center, with weather a factor too. Southgate in particular is easily walkable to the Medical Center.
